What Is A Traditional Neighborhood Development?

A Traditional Neighborhood Development (TND) is a comprehensive planning system that utilizes a variety of housing types and land uses in a defined area. TND features networks of paths, streets and lanes that promote pedestrian activity and civic life.  TND emphasizes private and public space sharing equal levels of importance. This approach helps to create a balanced community that serves residents, business owners and other members of the community. TND typically includes plazas, parks and open space that enhance the community’s identity and value.

A TND has the feel of a traditional New England town center. In Massachusetts, examples are Lexington, Wellesley, Newburyport, Andover, Hingham and Concord, among others.

Demand for traditional neighborhood development has risen nationwide in response to the desire of people who wish to live closer to work, entertainment, and shopping venues. 

The return to traditional neighborhood principles in design first began in the 1980s and grew in popularity in the 1990s. TND is designed to address separation of uses, over-reliance on automobiles, traffic congestion, and social isolation.
